Scott is a chartered surveyor within KPMG’s national markets’ restructuring team and has over 20 years’ professional experience in commercial and residential property development, asset management and investment across the UK.
Scott joined KPMG in 2010 to specialise in property restructuring and has provided strategic advice and support to management teams of stressed and distressed businesses and works closely with lenders, creditors and insolvency practitioners where formal insolvencies have been unavoidable. Scott has experience across all of the major property sectors, including retail, office, industrial and housebuilding, having worked on a wide range of national property company and corporate insolvencies where values have ranged from sub £1 million for a single asset to portfolio sales in excess of £100 million.
This has included the preparation of options’ analysis to ascertain where value could be maximised from an organisation’s existing property portfolio to facilitate debt reduction and the implementation of asset management initiatives to preserve income and value.
Scott is hands on and uses his considerable experience to challenge the norm and seek out innovative solutions to deliver value and maximise net cash realisations. Examples include working with an insolvent regional housebuilder where a development management agreement was put in place allowing creditors to benefit from full land value and a profit share and restructuring property leases in lieu of capital expenditure to maximise investment value.
Scott also understands the importance of pre-sale due diligence and has been instrumental in changing the way insolvency practitioners at KPMG present assets to the market. A true understanding of title issues, the financial position, technical condition and occupational status of the assets allows the opportunity to be accurately presented generating market confidence and best value.
